Tate Collins moves in with her brother while she looks for a place to live while she starts school and works. Miles Archer, the guy that lives across the hall, is attractive. But he doesnโ€™t want love and she doesnโ€™t have time for it; with their mutual attraction, all they want from each other is sex. His two rules? Donโ€™t ask about the past and donโ€™t expect a future. Her 1 rule โ€“ donโ€™t give her hope. What could go wrong? No matter what, Miles insists he cannot love anyone.

Hoover takes the reader on such a journey with his book. There are some many emotions, so many highs and lows. I was hooked on the book. It is fast paced and easy to read. It is obvious that Tate catches feelings fast for Miles, and she stays holding out hope that she can change him. That bothers me a LOT. If I were Tateโ€™s friend, I would have told her to leave him by the curb very early on. He was clear in what he wanted, and she kept hoping. It almost felt like Tate was desperate. However, most of the book is written in dual timelines: the now with Tate, and the past with Miles. Through those past chapters, we learn why Miles is the way he is, and it made my heart soften for him. My favorite character in the book is Cap. He has such wisdom, and heโ€™s so friendly and honest. And he told my sonโ€™s favorite knock knock joke! Hoover was also very creative in juxtaposition of the layout of the pages. When you read it, youโ€™ll see what I mean! Overall, a great book, and perfect for any fan of Hooverโ€™s or romance.
